HOW TO GET YOUR REAL ESTATE LICENSE
Why Do You Need A Real Estate License?
The Pennsylvania Real Estate Commission requires that you obtain a Real Estate license if you intend to assist clients in the purchase, sale, rental, or lease of real estate. This includes any person other than yourself. The license is issued by the Pennsylvania Department of State, which is supervised by the Pennsylvania Real Estate Commission. You must be at least 18 years old or older and possess a High School Diploma or Equivalent.
STEP 1: You must attend the two required courses and pass an exam at the end of each course. The courses are Real Estate Practice, which is 45 hours long, and Real Estate Fundamentals, which is 30 hours long. You can start with either course, but you must complete both. You must complete both tests and pass both with a test score of 70 or higher. You will receive a transcript upon completion of each course. Below are several education providers who provide the courses in different formats:
The CE Workshop (https://www.TheCESHop.com)
Polley Associates (https://www.polleyassociates.com)
Alan Kells (https://www.alankells.com/)
STEP 2: Once you complete both courses and pass the two exams, you can now schedule and sit for the PA state exam and the National exam. Go to the website below to schedule your exams. You will need to upload your transcripts from the two courses you took.
The exam is offered only at approved testing centers. You must pass with a score of 75 or higher.
You’ll learn immediately at the testing center if you passed, or if you need to re-take the exam. If you pass, you will receive a letter showing you passed and your scores.
STEP 3: Meet with a Broker and apply for your PA Real Estate Sales license. You must be affiliated with a real estate broker in PA who will serve as your legal supervisor. That broker’s name will appear on your real estate license.
You can meet with and interview brokers as you would for any other career choice. Make sure you select a broker you feel comfortable with. The broker you choose will be especially important when you are first starting your business. Look closely at the training and support the broker offers.
